Inside an equipment cabinet, and a draft inducer with corrosion around the outlet.

Diagnosis Before a Recommendation
When to Replace Instead of Repair
The recommendation depends on the diagnosed fault, the condition of the system and the options available for the building.
- What the fault actually is, once it has been diagnosed rather than guessed at
- The age of the unit: a signal worth weighing, never a cutoff on its own
- Whether this kind of failure tends to be the first of several
- Rising running costs, and whether the system is working harder for the same result
- What the rest of the system is doing: airflow, distribution, controls
- Whether replacing opens rebate eligibility that repairing does not
Maintenance
The Work
A maintenance visit covers the checks, cleaning and adjustments listed below.
- Inspection of the heating and cooling components
- Cleaning coils, blowers and filters, and replacing filters where they need it
- Drain lines and condensate pans checked and cleared
- Belts, fan motors and moving parts checked and lubricated
- Electrical connections tightened, controls and safety switches tested
- Thermostat calibration and settings
- Refrigerant condition measured on cooling systems
- Airflow checked, and the results explained rather than filed
How Often
A Common Schedule: Twice a Year
A common pattern is one check before cooling season and another before heating season. The right schedule depends on the equipment, its use and the building it serves.
